Overview

A neighborhood landmark, reimagined

The historic Magnolia Service Station is being fully restored and opened for lease as a full-service restaurant destination in the heart of Barelas — Albuquerque’s oldest neighborhood and one of its most exciting commercial corridors.

Restaurant-ready build-out
Homewise provides a Tenant Improvement allowance to design and construct restaurant infrastructure. You have direct input on layout and build-out scope.
Path to ownership
Right of First Refusal from day one. Homewise’s long-term preference is to sell commercial properties to the tenants who operate them.
Adjacent lot available
The property includes an adjacent lot open to incorporation — patio expansion, community garden, or gathering space proposals are welcome.
High-visibility corner
Corner of 4th St SW and Pacific Ave SW — a prominent intersection in an active, growing neighborhood corridor.

“We’re not looking for a renter. We’re looking for the next owner.”

History

A building worth restoring

Nearly a century on the same corner — and now ready for its next chapter.

1662
Barelas established
Barelas is formally established as Albuquerque’s oldest neighborhood — beginning as a farming community before evolving into a railroad hub and Route 66 commercial corridor.
1931
Magnolia Service Station opens
Built in the California Mission style by a local architect, the station opens at the corner of 4th & Pacific to serve motorists on Route 66 — one of the country’s first cross-country highways.
Today
Magnolia Station — for lease
Homewise has acquired the property and is restoring it as part of its commitment to bringing vacant neighborhood landmarks back into productive, community-serving use. 4th Street is at the center of Barelas’ resurgence, and Magnolia Station will be part of it.
About Homewise

Strengthening New Mexico neighborhoods since 1986

Homewise focuses on acquiring and restoring vacant and underutilized properties — both residential and commercial — and returning them to productive use. That work is concentrated in historically disinvested neighborhoods including Barelas, South Broadway, and the International District, with the goal of attracting new investment without displacing existing businesses and residents.

Homewise also operates a commercial loan program to help small businesses and nonprofits purchase the buildings they occupy. Magnolia Station continues that effort.
